Essential Housing is a program that was created for employees in all industries and positions the ability to find affordable housing in the neighborhoods in which they work. Whether you work within the local school district, retail, hospitality, local law enforcement, medical, and or another industry we recommend reviewing the income guidelines to see if you qualify. Please review the application checklist below to apply.

When browsing through our online availability, please use the following guideline to identify homes that best fit your approved income limit: A floor plan with an “8” or “6” designation at the end denotes an essential housing floor plan.

MAXIMUM RENTAL AMOUNT FOR RENT RESTRICTED APARTMENT HOMES ONLY

60% - 1 Bedroom - $1,137

60% - 2 Bedroom - $1,365

80% - Studio - $1,416

80% - 1 Bedroom - $1,517

80% - 2 Bedroom - $1,820

Any applicant or household living in one of these workforce residences can earn up to the following annual incomes.

When browsing through our online availability, please use the following guidelines to identify homes that best fit your approved income limit:

8 = 80% Qualifications:

• 1-person home may earn no more than $56,640 annually

• 2-person home may earn no more than $64,720 annually

• 3-person home may earn no more than $72,800 annually

• 4-person home may earn no more than $80,880 annually

6 = 60% Qualifications:

• 1-person home may earn no more than $42,480 annually

• 2-person home may earn no more than $48,540 annually

• 3-person home may earn no more than $54,600 annually

• 4-person home may earn no more than $60,660 annually

Income qualifications will be based on GROSS annual income. Please call for any additional details on acceptable proof of income.

INCOME verification

• Most recent 4 weeks of consecutive paystubs are required

• Income verification other than employment (SS, SSI, monetary, pensions, etc.)

• Previous 2 year's tax return (if self-employed)

WHAT DO I NEED TO PRE-QUALIFY?

To begin the application, please present the following documents:

1. Complete application for every household member 18 years of age and older

2. Income Verification Items

3. Additional documents that may be required depending on each person’s individual income and assets

4. 2 years of Resident or Rental Verification if applicable
